- Applicant completes the Asset Realty
GLVAR lease application
- Applicant pays $100.00 per married
couple + $25.00 per each additional adult applicant. Must be
paid in certified check or money order made payable to ASSET
REALTY. No personal checks or cash accepted.
- Applicant delivers the above to Asset
Realty & Mgmt at 153 W Lake Mead Pkwy, Henderson along with
a copy of driver’s licenses (s). At the office the applicant
will be required to sign deposit transmittal and receipt
documents.
- Credit check should take 24 to 48 hrs
depending on the day of the week it was submitted. Credit
checks are not performed on weekends or holidays.
- Once credit check is performed,
verification of employment & previous rental history is
completed.
- Once the application is
Owner/Management approved, the proposed lease agreement is
drawn per negotiated terms.
- Applicant signs lease and other
miscellaneous necessary disclosures.
- Applicant pays the required holding
deposit in certified funds only, no cash, made payable to
Asset Realty.
- Applicant completes the Homeowner
Association package form (s).

Applicant issues a personal/business check payable to
PANORAMA TOWERS for their processing fee in the amount of
$150.00.

Applicant attaches a photo I.D. of each occupant to the
HOA package. Applicant may obtain a copy of their photo
identification at Asset Realty when remitting payment for the
application fee.

Once package is turned in, the applicant will need to
obtain a background check for the HOA package. The cost is
$35.00 per adult occupant (use the form contained in the HOA
package). This form will only be processed with a credit or
debit card, complete the information on the form and sign. The
company will fax the results directly to the HOA. The HOA will
not begin the process until this is received. If applicant’s
move-in date is time sensitive, the quicker the HOA has
everything it requires to process the application, the more
likely a deadline will be met.

Applicant must obtain renter’s insurance binder.
Applicant will require the address, square footage and unit
number of the rental unit for the insurance company to provide a
binder of insurance. Applicant’s insurance agent will send a
copy to Panorama. The process will not begin until HOA receives
this insurance coverage notice/binder.
- The HOA package is hand delivered to
HOA by Asset Realty. Applicant may expedite the package
delivery to the HOA by delivering it. However, a copy of the
entire package must also be on file with Asset Realty. The
HOA process may take 1 or 2 weeks depending on when they
receive all the information required as
aforementioned. The HOA does not work on weekends or
holidays. The earlier they receive the information, the
quicker the application may be processed & approved.
- Once HOA approves the application, the
applicant must pay in certified funds, the balance of
security deposit (if any), miscellaneous required deposits
(i.e. electric deposit, and if applicable, pet deposits,
key, cleaning deposits) and first month’s rent. All
certified funds are made payable to Asset Realty &
Management. No cash or checks are accepted.
- NOTE: Move-in inspections can only be
completed Monday through Friday during normal business hours
excluding holidays. The HOA only allows the freight elevator
in use during normal business hours Monday through Friday,
no holidays or weekends. This must be scheduled prior to
moving in. Applicant must have time to schedule the elevator
time with the HOA or risk not moving into the unit in time
frame desired. Asset Realty accepts no responsibility for
scheduling the move-in elevators or meeting the applicant’s
time frame.
- Keys are delivered upon executed
lease agreement, receipt of payments as well as copies of
all documents, and written acceptance of HOA Rules &
Regulations.
