Vegas Leasing Procedures

1. Complete Lease Application. One may be faxed, emailed
or snail mailed to you upon request.
2. With application $100
for one person or married couple + $25 for each additional adult, certified
check or money order made payable to ASSET REALTY. A
credit check must be performed for each unmarried occupant, not just for the
person responsible for the lease.
3. The credit check should take 24 to
48 hours depending on the day of the week the application is
submitted. Credit check are not performed on weekends or
holidays. so there could be a delay depending on when you submit
the payment and application.
4. Once credit check is performed &
Owner / Property Manager approves your application, the
proposed lease agreement is drawn per agreed terms.
5. You sign the lease and misc. disclosure documents.
6. You pay the required security
deposit in certified funds only, no cash, made payable to the
Landlord or their designated Property Management Company.
7. Write a personal / business check payable to SKY LAS
VEGAS for their processing fee in the amount of $250,
nonrefundable. This is the Homeowner's Association rental
processing fee.
8. Complete any information required on the
HOA rental forms.
9. The balance of the security deposit (if any) and first
month's rent is paid in certified funds only, no cash, made
payable to the Landlord or their designated Property Management
office.
10. Sky Las Vegas HOA requires $1500 HOA security
deposit separate from the Owner's security deposit. This is for
any damage or problems that the tenant causes during their
lease. It is refunded on vacate of the unit/
11. Keys are delivered on receipt of payment as well as
copies of all documents and the HOA rules and regulations. You
will be required by the HOA to meet with them for an orientation
of the complex, introducing you to their services and their
system. They will give you the parking decals, gate transmitters
and information you will require for move in.
12. Your move in must be scheduled through the
HOA. They will not schedule you until such time as you've
completed the Orientation and they have the security deposit and
forms from both you and the landlord.
