Turnberry Place Leasing Procedures

1. Complete Lease Application. One
may be faxed, emailed or mailed to you upon request.
2. With application $100
for one person or married couple +25 for each additional adult, certified
check or money order made payable to ASSET REALTY. A credit
check must be performed for each unmarried occupant, not just for the
person responsible for the lease.
3. The credit check should take 24
to 48 hours depending on the day of the week the application is
submitted. Credit check are not performed on weekends or
holidays. so there could be a delay depending on when you submit
the payment and application.
4. Once credit check is performed &
Landlord / Property Manager approves your application, the
proposed lease agreement is drawn per agreed terms.
5. You sign the lease and misc. disclosure documents.
6. You pay the required security deposit in certified funds
only, no cash, made payable to the Landlord or their designated
property management
7. Write a personal / business check payable to TURNBERRY HOA
for their processing fee in the amount of $100, nonrefundable.
8. There is an additional security deposit for the Homeowner's
Association that's equal to one month's rent. This is kept by
the HOA until you vacate the unit. If no complaints or damage to
the common areas, then this is refunded to you within 10 days
after turning in your keys.
9. The balance of the security deposit (if any) and first
month's rent is paid in certified funds only, no cash, made
payable to the Landlord or their designated property manager.
10. Keys are delivered on receipt of payment as well as copies
of all documents and the HOA rules and regulations. You may meet
with the HOA to get introduced into their system and services.
They will give you the parking decals, gate transmitters and
information on the services and facility.
11. No one is allowed to lease at Turnberry Place for a period
of less than 6 months according to the HOA rules and
regulations.
