1. Complete Lease Application. One may be faxed, emailed or snail mailed to you upon request. 2. With application $50 per unmarried adult applicant/occupant in cash, certified check or money order made payable to CASH. I 'm able to accept a payment thru my PayPal account. If you require this form of payment, I will email you an invoice via PayPal. This payment will be given to me, Realtor, Pat Kaeseberg to give to the credit report processor. You can personally give it to me at a scheduled time, or you can mail it to me at my office address. PLEASE do not mail cash. 3. Credit check should take 24 to 48 hours depending on the day of the week the application is submitted. Credit check are not performed on weekends or holidays. so that may cause a delay. 4. Once the credit check is performed & Landlord approves your application, the lease agreement is drawn per agreed terms. 5. You sign the lease and misc. disclosure documents. 6. You pay the required security deposit in certified funds only, no cash, made payable to the Landlord or their designated property manager. 8. Write a personal / business check payable to SKY LAS VEGAS for their processing fee in the amount of $250, nonrefundable. 9. Write a personal / business check payable to SKY LAS VEGAS for the security deposit for them Homeowner's Association (HOA). This is the elevator deposit to guarantee you don't damage anything while moving in. It is refunded immediately by the HOA once they verify you moved in without damaging elevators, walls etc. 10. Write a personal / business check
for the HOA security deposit in the amount indicated here. This is a
security deposit so that damage to the common areas and facility is covered.
This is refunded by the HOA at the end of your lease term. 11. The balance of the security deposit (if any) and first month's rent is paid in certified funds only, no cash, made payable to the Landlord or their designated property manager. 10. Keys are delivered on receipt of payment as well as copies of all documents and the HOA rules and regulations. You may meet with the HOA to get introduced into their system and services. They will give you the parking decals, gate transmitters and information on the services and facility. CONGRATULATIONS! YOU DID IT & YOU'RE IN YOUR NEW HOME!
